On the Listings details tab enter all of the information about the listing including bedrooms, carparks, chattels, interior and exterior features.

Beds & Bathrooms

Enter the total number of Bedrooms and Bathrooms


Chattels

Chattels are movable items that are not permanently attached to the property but are being sold with it. For example, curtains, light fittings, or appliances. Having a list ensures there is clarity and agreement between the buyer and seller about what items will remain on the property when the sale is completed.



Use the Additional Chattel or Excluded box to list any additional or excluded chattels


Interior features

Click on the Interior Edit button to see add the listing interior features


Select the options that apply to your listing


Hint You can use the Find box to quickly find your property feature


Ceiling - Free text box to enter the ceiling details


Dining - Combined kitchen, Separate Dining or number of dining rooms


Energy Rating - Energy rating is a number example 4.5


Flooring - free text comment about the Flooring


Heating - Gas Heating, Heat Pump, Open Fire, Pot Belly Stove, Solar Heating, Underfloor Heating, Wood burner


Hot Water - Electric Hot Water, Gas Hot Water, Solar Hot Water


Insulation - Double Glazing


Joinery - Aluminum joinery, Mixed joinery, Wooden joinery


Kitchen - Designer Kitchen, Modern Kitchen, Standard Kitchen


Stove - Electric Stove, Gas Stove – Bottled, Gas Stove – Reticulated

Area

Click the Edit button to add the listing area information


Land area

Enter the land area in sqm

You can enter the ha or acre and the sqm will automatically be calculated

Floor or Building area

Enter the floor area


Balcony - If the listing is an Apartment you can enter the balcony area. The Balcony is a part of the total floor area


Apartment Price per sqm is calculated from the Listing current price divided by the total floor area. Can be used when comparing Apartments  


Legal information

Click the Legal Edit button add the listing legal details


  • Age or Year Built - Select the New checkbox for a property under construction or being sold off the plans.
  • Local Authority - The name of the local council authority
  • Zoning - The council zoning area for the property 
  • Rateable  RV and RV year - Rateable value* and year 
  • Rates pa & Regional rates. 
  • Body Corp fees - For Apartments where there are body corporate fees. Also known as levies. These are the annual contributions unit owners in a unit title development pay to cover the costs of managing and maintaining the common areas of the property.
  • Mortgagee Sale – use this option if the sale has been order by the owners bank


*The Rateable value (RV) is sometimes called the CV (Capital Value) and refers to the value of the property set by the local council. This value is used for the purpose of charging rates but also is used as an indication of the properties value.

A free text box for other legal details e.g. awaiting CCC (Code Compliance Certificate)


Property Title

The legal title of the property

  • Freehold - A freehold title, also known as a fee simple title, represents the most comprehensive form of property ownership in New Zealand & Australia.
  • Leasehold - where you own the building and the exclusive right to use the land for a specific period, but you don't own the land itself. 
  • Strata title - Also known as a 'unit title' or 'stratum estate,' is a type of property title commonly used in multi-unit buildings like apartments or townhouses. It divides a property into individual units and common areas. Each owner holds title to their specific unit and an undivided share in the common areas, such as hallways, lobbies, and recreational facilities. 
  • Strata(L/h) as above on leasehold land.
  • Cross-Lease - where multiple owners jointly own the land, but each owner holds a separate lease for their individual dwelling.
  • Cross-Lease (L/h) as above on leasehold land. 
  • Unknown
